Looking to move home? We can help finance the move to your next home.

When looking for the right mortgage, it is extremely important to take a holistic approach.

Mortgages are a long-term commitment and although we can get you some of the best rates in the market – it’s bigger picture planning that can make the difference to which product is actually the most suitable for your needs.

We need to   take into account things like;

  • Personal circumstances and income
  • Stability of payments
  • Deposit
  • Setup costs and fees
  • Over-payments and exit penalties
  • Upsizing/downsizing in the future
  • Future rate changes

Different combinations   of these and other factors could mean personalised advice is needed. Obtaining   whole of market advice gives you the peace of mind that all factors have been   taken into account and the right mortgage has been recommended.

Please note your home may be repossessed if you do not keep up repayments on your mortgage.

Remortgage & Product Transfers

What is a remortgage?

Remortgaging is when you end your current mortgage initial period, whether fixed or variable, and take out a new deal with a different lender.

This is different to switching to a new mortgage deal with your current lender as a change of lender also requires conveyancers where as a product transfer does not.

When you remortgage you can usually use the proceeds from your new deal to pay off your original mortgage, raise funds for home improvements, debt consolidation etc.

Why remortgage?

There are lots of reasons that you might want to remortgage.

  • You may want to remortgage to save money or for more flexibility with your repayments
  • Your mortgage is usually your biggest outgoing each month. A small change to your interest rate could mean you saving a lot
  • You may be eligible for a lower mortgage rate if the value of your home has gone up
  • A new mortgage deal can mean you pay more of your mortgage off each month

Types of mortgages available for both purchase and remortgage

  1. Capital & Interest
  2. Interest Only or Part & Part
  3. Offset
  4. Fixed & Variable

Investing in property can help create an income stream as well as an asset that can increase in value over time.

Portfolio landlords

Becoming a portfolio landlord is a milestone achievement. When you own four or more, mortgaged, buy-to-let properties there are some changes to how lenders review your mortgage applications.

If you’re looking to buy another property or remortgage your current portfolio lenders will take a deeper look at the whole portfolio rather than the specific property in question.

This is where we can help provide in depth market knowledge and assist securing the right mortgage for you.

This form of lending is most suitable for those over 65, however, it's possible to do this if you are over 55. It is important to understand that these are lifetime mortgages and to understand their features and risks, you will need to have a personalised illustration.
